Dear Landlords,
We would like to extend our honest appreciation to those that have believed and supported us thorough or first two years of operations. We are proud to announce that our occupancy rate in this closing winter has kept above 80%. We are committed to deliver the highest occupancy rate in the Dubai short term rental market hence we will keep focusing all our efforts and resources into achieving this goal. Due to the high number of applications for our "Full Marketing & Management Package" and in order to keep consistency with our quality of service, we are now considering only unfurnished properties which we require to fully design and furnish ourselves. We shall consider all applications one at the time.
Administration
note:
- We are looking forward to expand our portfolio of holiday homes and we are committed to review all applications in reasonable time.
- Submitted properties (for the Exclusive Management & Marketing package) must be unfurnished as we shall engage with the designing and furnishing process.
- We shall manage both Designing & Furnishing process (selection, purchase, installation of furniture) of your property as well as looking after connections & payments of your Internet, Cable TV, Water and Electricity bills.
- Our flat rate for the Designing and following up with the actual Furnishing process is Dhs 15.000/- for studios and one bedroom, Dhs 20,000/- fro two bedrooms and and Dhs 25.000/- for 3 bedrooms properties. The cost of the furniture is aside and can vary according to the landlord budget, we recommend a minimum of Dhs 45,000/- for the one bedrooms apartment, Dhs 70,000/- for the two bedrooms and Dhs 95,000/- and above for the three bedrooms (Budget should be higher where kitchen goods are not provided and in case of large balcony/terrace to be furnished)

MARKETING & MANAGEMENT of
your property

- Implementing an extensive marketing campaign OFF LINE trough strategic national an international listings and various other off line marketing channels.

- Exhibiting in major travel related exhibition nationally and internationally.
- Offering the latest photographic technology combined with the most advanced software in order to offer a 360 degrees online virtual tour of all our properties.
Non exclusive Management &
Marketing Package
20% of the rental generated + AED 2.000/- one time fee (To be paid in advance)
- Listing in our database with up to 20 pictures of your property.
- 360 degrees panoramas of your property
- Once weekly complimentary House Keeping Service. (Deep Cleaning + Towels, Bed Sheets, Pillow cases full exchange, Tissues, Shampoo, Shower Gel & Soap are also provided and replenished).
- In order to ensure a consistent and professional House Keeping service we require to use our own stock of high quality blankets, 100% cotton bed sheets and 100% cotton towels hence one day prior to our guests check in (for our bookings only) we shall replace all linen and towels with ours.
- Landlord can market his/her property through any other companies nationally and internationally.
- We manage all the payments, we remit the rental to the landlord after deducting our commission.
- We shall hold two sets of keys of the property at all times however the Landlord shall assign a local property administrator to be responsible for collecting the payments and for maintaining an updated booking calendar. We shall at all times seek for the consent of the property administrator before entering the premises.

service we use our own stock of high quality blankets,

- We manage all the payments,
we remit the rental to the national or international
landlord bank account on monthly basis
after deducting our commission and utility bills.
- We provide a monthly rental
report via e-mail.
- Landlord is not allowed to market
the property through any other third party/company.
- We shall hold two sets of keys
of the property at all times.
